a travel cot). Access to rear deck with six person hot tub - Usable all year
round.

Bedroom 2: An option of twin beds or one super kingsize bed, underfloor heating,
stylish fully tiled shower en-suite, wall mounted TV/DVD, access to front patio.
Bedroom 3: Two sets of custom built bunks sleeping up to 4 with built in
storage, underfloor heating.
The Living room with its vaulted ceiling, huge panoramic windows/doors and full
width glass balcony offers far reaching views over site and to the countryside
beyond. A large corner sofa provides plenty of seating for all, complemented by
a wood burner, large screen TV, DVD & Wii games console. All finished with
tasteful artwork, books, games and DVD’s for your stay.
Luxury fitted Kitchen with double oven, ceramic hob, American style fridge
freezer with icemaker, microwave, dishwasher and iPod/CD dock. The large 8 seat
oak dining table is perfect for family gatherings. Double French doors give
access to a real suntrap of a balcony with sea views (partial), patio tub chairs
and BBQ.
There is plenty of outside space to enjoy around the house and indeed on the
rest of the development.
Reserved parking for one car, additional spaces close by.
The house is built into a hillside and as such has a number of steps that lead
up to it. The property may therefore be unsuitable for those who struggle with
stairs.

About The Area:
Situated in the tiny rural hamlet of Talland, within a designated Area of Outstanding Natural Beauty, the site is an easy walk to 2
small beaches and this beautiful stretch of undeveloped coastline.
On site facilities include a beautiful heated indoor swimming pool, a small gym and bistro area selling coffees and alcoholic drinks. (A Sauna and Steam room will soon further enhance these facilities).
The award winning beach café, selling delicious local ice creams, pasties and cream teas also rents kayaks and wetsuits for exploring the bay. Talland's seasonal pub and luxury hotel (open to non-residents) offer the chance to eat and drink with friends whilst enjoying the beautiful views.
From the house there is direct access to the coastal path for some amazing walks, Eastward to Looe and Westward to Polperro & Fowey.
Looe (10 mins by car or 45mins via coastal path), boasts a wide variety of shops, cafes, pubs, takeaways & restaurants. You can go crab fishing or maybe watch some of the freshest fish in Britain get landed by the fleet of small local boats. Looe has a lovely sandy beach and many boats depart regularly offering trips to the picturesque neighbouring harbours, Looe island and sea fishing.
You can also take the spectacular Looe valley rail line along the river estuary from Looe.
The famous unspoilt fishing port of Polperro is 10 mins by car or 30 mins via the coastal path. With its mainly pedestrian lanes it’s an ideal spot to check out the local shops, galleries, pubs and cafes. Or the more daring may try the sea plunge pool if the tide’s out!
The world famous Eden project, Lost Gardens of Heligan and Lanhydrock House are within close proximity to Talland as are the villages of Fowey and Lostwithiel, or the dramatic beaches of Whitsand and Lantic bay.
Plymouth with its famous harbour, ski slope, aquarium and attractions is 40 minutes away.
